Why you’ll like it:
Hidden away in an exclusive leafy location, this substantial detached property is a special find. Outside has a contemporary finish with smart render, and improvements include energy efficient windows and refurbished bathrooms. There is a sheltered seating area overlooking the private front garden by the entrance where you can watch for the school bus and inside, the broad hallway has plenty of space for boots and bags, a w.c. for visitors discreetly tucked away and high grade oak flooring allows a fuss free flow.
The Living Room and Dining Room
Sunlight and leafy views stream through the elegant, south facing living room of dual aspect. Ideal for family time or entertaining, it spans a generous 21’2 x 14’7 (6.44m x 4.44m).
Herringbone oak flooring gleams underfoot and a room to enjoy come rain or shine it is light and airy in summer, whilst during winter, the space transforms into a warm, welcoming haven when you close the bi-folding doors to the dining room and ignite the flame effect gas fire. Next door, the large dining room is a sun-lit haven which can be incorporated into the living room or become a separate space where guests can enjoy relaxed dining and garden views.
The Kitchen Breakfast Room, Utility, Family Room and Home Office
At the heart of the home, the streamlined kitchen is a study of efficient planning and delivers plenty of sophisticated storage. Hygienic Corian work surfaces also look great beneath a choice of lighting levels and also top a sociable breakfast bar (with a wine cooler built in) at the far end. Perfect for every day, but also for parties, high spec appliances include an AEG touch induction hob, twin ovens, a microwave, a full height fridge, an undercounter freezer, and a ‘Kettle’ tap– and both a walk in larder and separate cupboard keep surfaces uncluttered.
Open to the spacious family room there’s an easy flow down broad steps which conceal surprising deep wine storage. Bright and cheerful, this space is also practical with wood flooring and French doors to the garden for easy outdoor entertaining. Behind you, the big utility at 12’8 x 7’7 (3.86m x 2.30m) is larger than some city kitchens with space for two machines, extra storage, a fridge and a chest. Next to the family room, the sunny art studio/ home office is a private place in which to work from home with space to share, inspiring views and doors to the garden.
The Garden
Child and pet secure, this big garden is a rare, south facing suntrap and designed for a sociable, al fresco lifestyle the vast majority of it is all on one level, which is hard to find in a city built on hills. There is a raised area to spread into on one side where you can enjoy open views which sweep across the Valley (with space for a trampoline/hot tub) and there’s a path to the side gate and a top of the range bike shed.
Looking over a large flat lawn, a series of slate terraces with inset LED lighting offer both sun and shade as the far end is sheltered from the mid-summer sun beneath a gazebo. By it, the fabulous kitchen is under cover with slate surfaces, plenty of storage and power for fridges/music, and it comes with an Alfa wood burning pizza oven and built in bbq.
Two Family Bedrooms, Guest En-Suite and Family Shower Room:
Upstairs, this house spreads its wings as the family/guest bedrooms radiate from a private passageway beneath a skylight and the first of two lofts. Peaceful at the far end, two quiet bedrooms are big and bright, and each have open views – one with a glimpse of the sea! At 12’11 x 11’3 and 12’11 x 9’5 (3.95m x 3.44m and 3.95m x 2.86) they are almost equal in size, so there shouldn’t be any ‘lively discussions’ re allocation, and they each have access to a huge under eave space which runs along the whole side of the house.
Central to this area, the luxury shower room has only recently been fitted with high end fittings which include a dual head Grohe shower, designer hand basin and warming rails for towels. Opposite, the guest suite looks over the glory of the garden, and it is ready for visitors with a fitted wardrobe and chic en-suite shower room – also recently updated.
The Principal Bedroom and Luxury Bathroom
All about relaxing in a restful setting, the vaulted principal bedroom is a dream come true. The south panel of glass soars to the very apex of the roof to frame the garden, whilst the one-way film on the outside of it ensures privacy. Lined with windows to bathe the room with light, it’s a serene sanctuary ready for your move with a deep closet and a whole wall of custom built wardrobes to fill.
Next door, the luxury bathroom is, in effect, an en-suite for the principal. Fully refurbished in late 2025 with a fabulous finish, there’s a dual head Grohe shower over the bath, large hand basin, warming rail for towels and discreet storage.
Agent says:
“In an exclusive, leafy setting this house has been extended and improved to create a beautiful yet family friendly home with light, versatile rooms, a rare, south garden and a luxury finish to enjoy.”
Owner’s secret:
“We were looking for a big, family house with versatile accommodation and a south facing garden, but also needed to be close to the city and the station. We instantly fell for this quiet, leafy close and couldn’t believe that it was also within easy reach of local shops, good schools and sociable parks! We enjoy entertaining and loved the open flow into, around and out of the house, and it’s ideal for children too as they can have their friends over in the family room with easy access to the kitchen! I shall miss my art studio and the garden – we spend all our time outside in the summer- and I’ll also miss my neighbours who are not intrusive but very friendly and considerate.
Family life is easy with Gatton Park’s playground a short stroll – but if you’re a couple it’s also the perfect size for a morning jog/walking a dog – and the school run is quick. You will easily meet people either at the school gate or in any of the surrounding playgrounds - Preston Park and Hove Park, both have fun runs, football training sessions and tennis courts etc and are just a short drive and there are also wonderful countryside walks and glorious sunsets along Green Ridge.”
