Why You’ll Like It:
Private and quiet with glorious views over protected Woodland, this hidden gem is a sun-filled delight. Set up and back from this exclusive residential road, this streamlined bungalow has great appeal where dynamic landscaping at the front delivers plenty of lit off street parking and a well-stocked garden screens it from the broad curving street.
Inside is simple but stylish to keep the focus on the leafy views which surround the property and this design approach begins in the spacious hallway where a cupboard is tucked away for coats and bags and solid wood underfoot puts visitors at ease as it continues into the main rooms to allow an easy flow through the house to the garden.
With the wow factor as soon as you walk in, sunlight streams through a glamorous living and dining/garden room designed to share, spanning the whole width of the building from east to west. A joy in all seasons, it opens to the sunny garden in summer whilst in winter, guests can relax in warm seclusion – a rare asset in an area which attracts celebrities and professionals who value their privacy.
Across the hallway, the kitchen breakfast room is expertly planned with a door to the side path to the garden and the front terrace. Ample, streamlined storage and glittering quartz surfaces provide plenty of user-friendly working space, and with a fabulous wall of full height glass panels framing far reaching, leafy views it is inviting by day with a distant gleam of the city at night. Party perfect, everything flows from the freestanding touch induction oven (which could stay) to the breakfast bar positioned to maximise enjoyment of the panoramic vista – unseen.
Outside, the garden is a private paradise skilfully landscaped for a fantastic, al fresco lifestyle. At the front of the bungalow, the sunny terrace above the front garden has space for seating where you can sit and watch for the school bus – most of the private schools provide them for a reasonable fee -or just enjoy the trees opposite changing with the seasons. To the rear, a path runs around the house and a few shallow steps rise to a large, paved dining terrace surrounded by lawns and made private by mature shrubs and trees- which also provide welcome shade in this rare, southwest suntrap. A tranquil retreat which is not overlooked, beds are planted for all year interest as well as for ease of maintenance, so you will have more time to enjoy it. Carefully tucked away out of sight of the main garden at the far end, a spacious ‘working’ area gives food for thought.
Returning inside, convenient for all, at the end of the hallway, an airy bathroom has a vintage corner bath and shimmering mosaic border, and just next door, there is a gleaming shower room.
Completely private at the back of the bungalow, the first of the double bedrooms is light and airy with generous floorspace of 3.07 x 3.28m (10’1 x 10’9), a walk in closet area and French doors to a side return with space for morning coffee. Nestled in at the heart of the home, the second big bedroom is bright and cheerful, of dual aspect, with restful views across the leafy grounds and 3.29 x 4.20m (10’10 x 13’9) in which to unwind.
At the front of the property, the luxurious 3rd bedroom faces east for the morning sunshine and those sweeping valley views, and with an astonishing 3.87 x 5.33m (12’8 x 17’6) in which to relax, it is currently used as a shared home office – which is not overlooked.
Hidden away within the building behind a mirrored wall, a spacious study enjoys lots of light, although isn’t overlooked, and it has has a versatile 2.67 x 2.70m (8’9 x 8’10) with a bonus of a storeroom/treatment room next door - although this private area could also be a fabulous 4th bedroom with a nursery, dressing room or even study area attached.
Agent’s Thoughts:
“With a flowing interior and a fabulous, southwest garden, this spacious bungalow is in one of Brighton’s most exclusive areas. Currently offering a glamorous, one level lifestyle, there is, however, still rare potential to go up or out, stnc. Within a 5-8 minute radius of schools, parks, shops and a station to London, this charming property is also unusually private.”
Owner’s secret:
“Beautifully light and sociable in the summer, during winter this home transforms into a warm, private haven and the easy flow to the garden and front terrace is perfect for quiet personal time or for entertaining. All of the rooms are spacious, so offer a versatile layout to suit your lifestyle and there is potential to extend, stnc. If you have children, it is in a good school catchment area, and it’s easy to meet local families either at the school gate or in the local parks. If you are a couple, the sports complex is very friendly with a gym and tennis courts etc., and the woods have a lovely community of dog walkers and joggers.
The area is safe and quiet with considerate neighbours who have become friends, and it is also close to bus routes, so you can be independent from a car. Convenient for nights out either locally as both Brighton and Hove are a short cab ride, Preston Park Station has direct trains to the West End too, so you have plenty of choice. We shall miss our sunny home and garden, (and easy parking!) but hope that you will love it as much as we have.”
